The most popular reverse mortgage program, the FHA-insured Home Equity Conversion Mortgage (aka “HECM”), has improved dramatically in recent years.

As a trusted advisor tasked with helping senior clients lower their tax burden, you will find this session to be particular enlightening as Tom Dickson, National Financial Advisor Channel Leader at RMF, educates you on strategies that can help you lower a client’s tax bills while improving the likelihood their retirement funds last a lifetime!

During the session, Tom will educate you on the facts about HECMs, the government-backed reverse mortgage program that started in 1988, and the value of the $105 billion insurance fund that backs its.

Tom will also review the criteria used to determine if clients (62 or older) are eligible, how the amount of tax-free cash made available with a HECM is calculated and how the unique credit line available with a HECM GROWS. Tom will share four examples of how clients may use a HECM to (1) reduce the need for distributions that exceed their RMD, (2) eliminate the need to use IRA funds to make mortgage payments, (3) lower IRA distributions by adding to tax-free cash from a HECM and (4) provide a creative way to finance their “downsizing” while providing additional funds that may be used to fund a ROTH conversion!

  • Educate clients 62 or older on the facts about the FHA-insured reverse mortgage (HECM), including the now lower costs.

  • Inform clients that a HECM credit line may serve as a retirement insurance policy.

Tom Dickson is the National Leader of the Financial Advisor Channel at Reverse Mortgage Funding LLC (RMF).
